On the lower slopes of Groenberg, with views to Table Mountain, lies this fertile fully operational wine grape and cash crop farm. Easily accessed from Wellington, only 6km away on a tar road.
Buildings:
The spacious 420m² modern farmhouse was built only 8 years ago and comprises 4 bedrooms, 2.5 bathrooms, kitchen, scullery, laundry, lounge, dining room, family room, guest toilet and covered built-in braai. It has beautiful views over the valley. The house is in excellent condition with high quality built-in cupboards and granite worktops. There are 2 garages and a separate outbuilding for storing.
The farm is well managed, and the infrastructure is in good condition consisting of 820m² shed accommodating a manager’s flatlet, office, storeroom, a double garage with a remote-controlled roller door and a workshop. It contains all the farm equipment and tools, which will be a negotiated part of the sale of the farm as a going concern.
This is a labor-intensive farm and the 16 farm workers all live on the farm, in 7 farm cottages with electricity, water, toilet and bathroom.
Land use:
Grapes harvested from the 24.7 hectares vineyards (Shiraz, Cabernet Sauvignon, Merlot, Pinotage, Chenin Blanc) are delivered to the Wellington Wine Cellars; 1 hectare of land is dedicated to a rootstock nursery.
Drip-irrigated cash crops currently cultivated are sweet potatoes, butternut, cabbage, planted on about 12 hectares during the summer months.
Grain crops occasionally planted on 16 hectares during winter.

Delivery rights for 230 ton grapes in the form of cellar shares, attached to a well-known wine cellar, are included in the price.
Water:
Water rights from the Berg River Scheme are registered for 20 hectares at 5,000m³ per hectare and this is supplemented by 3 boreholes (± 4000; 3000 & 9000 liters/hour). Water storage is via a ± 120,000m³ earthen dam, supplemented from winter rainfall and a big reservoir. There are also 2 municipal connection points available (currently not connected) .
Rainfall in the area is an average of 600 – 700mm per year.
The farm can be sold as a going concern as the owner is VAT registered. All the farm moveable’s can be included in the sale, at an extra cost of R1 million.
